10 years at £25/sqft. That looks low. London labs are £70 - £125, a lab at Oxford recently was £70. (Quick Google - no specialist knowledge.)

No problem - a link to the analyst call on the day of the results is also available but not very easy to find. Provides exposure to other members of the management team which is useful. The capital markets day was clearly used as an opportunity to a) make the case for the sector as a whole and b) build relationships across the ecosystem.

For good or bad (and it’s not good ATM), I’ve got a fairly substantial holding in LABS now. Next month’s divi is going to be very decent though.

Wasn't the "4%" based on the IPO price of 100p? (That's the usual way of saying these things.)

But if 4p isn't fully covered, it won't be so brilliant.

What will be interesting as we look forward to Monday’s results is, in addition to reassurance on the NAV and progress with OTP and reducing vacancy rates, is whether they stick to their dividend policy at IPO, namely a 4% dividend for year to Dec 2022. If so, we should be looking at a 3p per share dividend announced next week. Having re-read the results and listened again to a recent podcast from the investment manager, this trust appears to have done everything it said it would do at IPO and takes these commitments seriously. I am therefore really hopeful that the pain of recent months caused by broader market factors will be alleviated by a strong set of results next week. Here’s hoping!
