When I use the word crashed it is clear I am referring to the ASAP and not land values, don't be ridiculous. Let's not deliberately try to make out I sm confused or trying to confuse. The FACT is, whether I am right or wrong about falling land values- and I KNOW I am right (I won't tell you how I know) the fact is I was selling this in the seventies and it's now what 50p You gave just come on the scene from what I can tell, I don't recognise your name. But I was am I bestir here from 19p. Out in the mid seventies. I will be re investing. Not yet though. I assure you of one thing. I am without a shadow of a doubt the only poster on here who has done a land deal with INL. (Found them brownfield, negotiated a sale to them, watched them get Resi planning and turn it). Does that qualify to know land values are dropping? To an extent, knowing the caution being reflected in prices, I think to a small extent it does. But if you chose to rubbish everything I say, that's fine too. Everyone is entitled to their opinion. A European banking crisis is in motion. Whether the ECB can stop it flowering is yet to seen. You would have be blind not to see similarities with 2008 in the commercial unit trust crash that is happening now. That WAS the start of the crash. Not saying we are about to see the same thing imminently but I will predict that unless the new PM sorts out a way ahead to retain access to the single market fast, the worldwide result will be very damaging to resi and commercial property values. That will further damage housebuilders if it comes to pass. The support the BOE can offer is not unlimited. Debt upon debt does not lead to growth in real terms. Land values will drop and that is where the value is in inl. The stockmarket is pricing that in by slashing the values of housebuilders SPs by forward valuing the land banks and drop in housing activity. | dt1010 | |
