Gold and silver is THE investment now.

'While that was making news, almost totally blanked out of any US media is the imminent bankruptcy of Italy's biggest banks, whose non-performing loans (bad debt) amounts to 17% of their portfolio. I don't know what else is driving silver & gold, but most definitely the Italian -- & European -- bank crisis is most of the motive power. Air reeks with the sharp smell of panic'. ~ The MoneyChanger.

European banks are absolutely no way in a good state of financial health.

It takes one big bank to go Pop carrying a lot of other counter party risk in derivatives for the Domino effect to happen. We know this.

Italy's banks are at crisis point.

Sentiment is everything.

2017 is going to be a very difficult year and if anyone thinks Brexit isn't going to have an impact, it is already having a substantial effect in the commercial market.

75% of businesses use their commercial property as loan collateral. If the banks call in those under water loans that businesses and livelihoods going out of business which will have an impact on resi, no question.

You can't just stick your head in the sand and say 'no supply high demand, housing shortage'.

There is a lot more to it than that.

blimey, banking is not IMO in the same position as it was back in 2008/9, banks are better capitalised IMO....you haven't seen a run on a bank in the UK have you?

let's see how things unfold, but IMO below 50p would be a decent entry price as an investment long - term!

You'd be mad not to have sold it all here banked gains and seek re entry.

Why have loyalty when they pay next to nothing in divis?

The board have made millions. And paid virtually nothing out.

45p target here. Maybe even 40p.

its too early to know the effect on property from Brexit.
But it's the health of the banking system that property takes it cue from.

And that is screwed.

Nothing has changed but the market panics-its 2 years at least before we leave europe and all this doom and gloom oh dear !
There is still a massive shortage of housing so housebuilding will continue as normal -lets see when all the noise settles down in a few weeks.

But.

If there is a banking collapse, all bets are OFF.

The market will fall. People won't move, they will wait. Demand will dry up.

Then the housebuildes will really be in trouble.

It's a cycle. And we have gone full circle since 2007. It's only a matter of time before the next major trigger for Europe wide banking default/collapse.

Hasn't happened yet but I think we all know it's only a matter of when not if.

Sentiment does become self feeding. People will simply wait to see what happens, then prices fall so more will wait.

Most of the banks in Italy are technically bust
Deutche bank has huge issues.
More pain yet I expect.


Downside is limited in the UK property mkt due to a few facts.
We are a small island
No enough houses are being built.
More people are coming than going which pushes huge pressure on housing.

I find it staggering that at a time when the country is at such a juncture that BOTH leading parties are in such disarray.........what the hell are we paying them for,,,,,,,and as you say no plan B,,,,,,,,,utter disgrace.... and I know from family living around the globe we are a complete laughing stock or should I say the Politician's are ! I for one feel very let down by the lot of them !

FWIW . Following the referendum, there was definitely no win/ win. In fact there was no win, for either side, or the EU, or the non EU. So......... where will the policians find a win, or hopefully a win/win. After all that is the job of every Politician surely?

No. My dependants are 2 years old and 5 months old.

I am expecting in the likes of 20 years when I retire that they will be worth considerably more.

Long term property I vestment is a totally different ballgame to punting on a brownfield flipper/small house builder.

Face it. This as well as all the other Resi builders have had a good run. But it's come to an end. It will bounce around but the trend is down now. No bottom in sight yet during such market turmoil.
