07/12/2010 20:52 | A lesson learnt.. next time a hedge fund tries to kick this company into shape - trust them and not the HB... HSBC are clearly upto their necks in this as well... If we are not back to a decent price level by the AGM then I think we demand an independent audit to see whats happened to the £390m invested so far... the projects must be awash with cash given purchasers pay for the flat as its constructed- and only the last 5% on completion...phase 1 is 80% sold and so far phase 2 construction hasnt begun.. so wheres the money???? The reason our preferred dividend is being delayed, IMO, is so that the HB can push forward with the merger of HRCO into the development company at a huge cost to HRCO shareholders... they will no doubt offer a pittance a share or a swap into the new entity... 02/12/2010 13:37 | If you look on the the Hirco website (not hirco plc) the HB are now planning to launch many more township projects across India.. I think something will have to happen here otherwise investors for those projects will be nigh on impossible to attract... Part of the reason that Panvel / Channai projects are moving so slowly is that monies are being used from the completed stages to fund the next phases... In india you pay in stages as the apt is constructed.. If you read the recent chairmans letter / interims hirco plc has 2 years working capital which ties in with the date when cash should start to be returned from the SPVs The value is here its just difficult to know what the catalyst is that will get it freed up.. This stock could well be a value trap for the next 2 years but equally it wouldn't surprise me if we see a low ball offer which many except just to get back some cash.. | pjj71 |
