London is getting just too crowded...only got to look at the traffic situation.....& all the new builds still going on yet to impact....every available space used up to build then what next?...some of these new build so called contemporary apartments are match box sizes...

I think a reduction of stamp duty across the board could be on the cards for the spring.

The EU has been truly trumped at its own blackmailing game, a tax haven UK means the destruction of the EU in my opinion, quickly and efficiently. There is no way Germany can keep propping up all its terminally injured neighbours, they are doomed.

High operational gearing is a factor to consider, can impact profits heavily when sales slow down. London property looks as if it will continue to slow ... I don't think this one has bottomed yet.

Glad that's out the way, used the opportunity to top up, can't see much lower now with no debt and an attraction to an overseas bidder, probably Chinese ..looking 3-5 years ahead, looking to establish a base in London to expand into Europe.

Purple Bricks is seen as tacky and pretty rubbish and does not affect anything other than council homes in London, properties under £500,000. Look at their offerings and you will realise that no one would touch them in the mid to luxury market. As for the one 'local expert' they have for each region of London, it's totally risible! It's quite frankly embarrassing, but it may work in less salubrious areas. In well heeled areas many people like to remain anonymous and not have to sell their house themselves etc.

Anyway, I did trim a few here a week or two ago as it seemed stuck, still holding and will add when/if it goes down further as the recovery for the Foxtons share price will be dramatic. I see this much higher in a year to 18 months, once Article 50 has been served and the pounds starts to recover. The rush for London property will take people by surprise imo, as Europe will then be in a pickle and that's always good for London and Surrey.

50p would be good...but I think if & when the market does correct soonish then possibility drifting down to 70-80p area as capitulation...this 100p price is becoming too stale now...some sort of move up or down coming...

"My hunch is that UK property prices may have peaked now, and hence it's not a sector I want any exposure to. I'm currently shorting Foxtons (LON:FOXT) because I reckon their profits could be hit very hard, with the London market already slowing.

Other estate agents look incredibly vulnerable to both a downturn in property prices, and online disruption from the likes of PURP. I struggle to see how conventional estate agents will be able to maintain their expensive branch networks, when online competitors can so drastically undercut them on price. Estate agency has been a gravy train for years, which is hitting the buffers now, in my view."

I have revised my thoughts on this.

I don't see 50p. I see around 100p being the bottom.

IF the right win a french election or a german election next year, London prime will be seen as a safe haven from a collapsing euro.

There are - I happen to know for a fact - no signs of a turn around in London prime now. Some deals are being done - but very thin on the ground. Top people are being culled in agencies at JLL and KF..the pain is clear to see. It is VERY tough to be a prime agent in London right now.

But I think we have seen the worst now.

I am a buyer at these levels, scaling in, not all at once.

One to tuck away though that will look like a shrewd buy in a years time I reckon. I have already bought some. at 101p.

Not betting the farm.

Me too, I know a few of the people in the industry

Foxy is considered good value at around 100p..if 80p was offered I would double my stake.
