DIVIDEND DECLARATION

Empiric Student Property plc (ticker: ESP), the owner and operator of premium student accommodation serving key UK universities, is pleased to declare an interim dividend in respect of the quarter ended 30 September 2022 of 0.625 pence per ordinary share.

This dividend is payable on 25 November 2022 to shareholders on the register at 11 November 2022. The ex-dividend date will be 10 November 2022. This dividend will be paid as a Property Income Distribution ("PID") in respect of the Company's tax-exempt property rental business.

The Company continues to target a dividend of at least 2.5 pence per ordinary share for its financial year to 31 December 2022. The group expects dividends to be fully covered, paid quarterly and progressive in nature . (1) .
