Esg is all anyone talks about.

Of course it could work.

But that is what risky stock market investment is all about.

At the moment you can earn 8% in fairly decent property shares eg API so
Money for risk such as this is hard to get

That puzzle you speak of I believe has been described as a picture of the Eden era best described as 'the end of the beginning' and is credited to long term Eden chronicler AttyG.

The puzzle with Eden is why investors consider putting more money into the company. They have achieved remarkable consistency in their failure to convert multiple regulatory approvals into actual sales. Now they announce a 'sale' the day before a General Meeting. This is not a coincidence.
