Suggests DSC as a long-term hold, development profits starting to kick-in, and prospect of cash distributions on top of standard dividends (although personally that would surprise me as I would have expected surplus cashflow to be re-invested). Maybe my comments this morning above were over-cautious and I'll look to add if imminent share price spike caused by positive comments starts to drift. | redhill9 | |

His current holding (2,734,366) is currently worth c£5.3m so he certainly has his interests aligned with other shareholders. Looking through the presentation there does seem to be lots of potential, and their projections of emerging value over the next few years are attractive, but I find myself reluctant to take a bigger holding than I have currently (just under 4% of my portfolio). I think the expenses do look very high in % terms, and not having looked back to analyse any of their historic presentations I'm not sure how much credence to place on their latest projections. The Chairman's comment in the results "We remain confident that significant gains will continue to be generated in the second half of the financial year.........." may be worth using as a review point when the full year results are published - if the second half does indeed report "significant gains" then I may be tempted to increase my holding but in the meantime I think caution should prevail. | redhill9 | |
23/10/2014 09:19 | Interesting presentation. Lots of residential potential, Ireland looks interesting, but not sure I would want them to go too large there. EY expected to exit Becket House lease in September 2015. Projects nearly all look great at a property level, but they do need to get more of the profits to drop through to the bottom line. Increasing the run rate of gains up to c.£50m from c.£28m should make a big difference (subject to keeping costs under control). | scburbs | |
