I see DSC are still lounging at a substantial discount to the last declared EPRA NAV of 284p as at 28th Feb. Not long until we get an update on the NAV in the forthcoming Interims to 31st Aug.

The 50day MA ran too far ahead of the 200day MA - a sign of a stock trading in overbought territory. Buying range is in the 240p-255p area around the 38.2% & 50% FIB retracements:

This got a mention in the FT at the weekend by Algy Hall, who said it popped up in a Dreman-like value filter on a bunch of metric. So if there's a rise at the start, this is what's going on!

PS Though this might be piggy backing on the IC article, which I haven't seen.

I was interested to read in a Sunday Times business article yesterday that amongst a group of bulls predicting that the commercial property cycle had another 5 to 15 years to run, Michael Marx expressed the only bear view with some rather vague global concerns. Perhaps this explains why his departure does not seem to have affected DSC share price?

Solid set of results. Step change in development gains set to improve NAV growth. Nearly £170m of development gains (on portfolio capital value of £291m) forecast for next 3 years.

Very interesting slide 27 which shows where the a number of the gains are anticipated to come from and how much capital they relate to. Out of the gains specified £37m in 2016 is set to come from just £42.2m of capital. This gives a feel for the scale of unrecognised value in the groups trading portfolio.

The presentation continues to show that they are very astute property dealers, albeit the perennial question on running costs eroding gains remains. It also remains next to impossible to assess running costs against value added to the development portfolio given this is not carried at market value.

You'd have to be pretty daft to own any property company across the cycle. The key is investing when there is value and selling when there is not.

On a discount to asset value with tremendous gains here recently and a lot more to come if the analyst presentation is anything to go by.

If you hold DSC across a market cycle you'll lose a lot of your money. Surely nobody will disagree with that.

There is nothing in these results to suggest that anything has changed.

I suspect/expect these will be back up to the Dec'13/Feb'14 level of 262p when the IC comments...

HE: "dire" is way over the top. You must be looking at different results than everyone else.
These were and are still undervalued and they are record results whatever you say. High yield, high NAV discount.
And the outlook is even better.
