29/4/2015 13:10 | Solid set of results. Step change in development gains set to improve NAV growth. Nearly £170m of development gains (on portfolio capital value of £291m) forecast for next 3 years. Very interesting slide 27 which shows where the a number of the gains are anticipated to come from and how much capital they relate to. Out of the gains specified £37m in 2016 is set to come from just £42.2m of capital. This gives a feel for the scale of unrecognised value in the groups trading portfolio. The presentation continues to show that they are very astute property dealers, albeit the perennial question on running costs eroding gains remains.
