Hi montyhedge, sorry for delay in replying.

I was driven by reasons in my Blog and the Technical Indicators in the Charts. The Ex Div makes no difference to me - it is in the price already. On the day of Ex Div it will drop by the 10p - that's how they always go.

Markets look like falling back in general Short Term - so happy to have topsliced - great Company though and good value - but Markets driven hugely by Waves of Sentiment.

That was just the uncrossing trade wasn't it? Not all that unusual to have 1/3 to 1/4 of the day's shares traded in the closing auction I think, but it is nice to see them set a price above the last trade of normal time (444.0 auction vs 442.5 last buy trade).

Always late buying of crest last 30 minutes of trade.Yesterday at 4.35pm 120,000 bought at 444p.

Well, that would be very nice, but I'm not sure how it could fit with Barratt's story on discipline through the cycle, capital return, continued excellent land opportunities.

Maybe if the land market heats up a lot more, they might make the case that it's more attractive to buy a competitor than bid land up to silly prices, but I don't see any evidence that we're getting to that stage yet. The only builder who's talked about "crazy" prices for land was Redrow I think, and that was in the specific case of some "inside London" opportunities which they thought were being bid up by foreign purchasers.

Just listening to the Barratt call. Very confident on outlook and confirm a very strong start to the calendar year (first 8 weeks).

Specifically on the land market, while generally they say it is still very attractive, they acknowledge margins under a bit of pressure in some cases in the SE where companies have set up new divisions and are trying to populate their landbank. Surely they're not having a pop at Crest are they?
