another good point - re the shard i mean - cos it makes up a fair chunk of their assets - about 10% if i remember rightly - could it by any chance become worthless do you think?

My take FWIW is that the controlling Morstedt family interest plays a part : they're not particularly interested in short-term considerations (or vulnerable to short-term activist shareholder-led pressures). Most of their funding is (from memory) committed for the next few years as is the average maturity of their rent roll.... my one concern is the impact or otherwise of The Shard. Last I saw there was talk of a possible new M East investor, but I haven't been following (hey, I am in sunny California, so London seems a looong way off ;>).....

Good to see some dialogue on the board !

just a comment on these - looking at their balance sheet and todays share price - they are at a 50% disc to nav , but because of loan to value if their properties lost 15% of their value they would only be at a 15% discount and 20% would put them at nav.
To compare - others -
CLI - 50% - 15% - 0%
CAL - 61% - 46% - 38%
BLAND - 48% - 28% - 18%
MAY - 39% - (-34%) - (-123%)

Just my rough workings , but in the right area I think.

Big drop yesterday for no apparent reason. CLS don't seem to concerned - they bought 100,000 of their own shares yesterday on the drop.

The discount to NAV is too big. Historic NAV at 8.24. These also tend to go up around the time of the tender offers.

I´m a very happy holder (since early ´03 @ 200p +/- ) and surprised that this has such a low profile in the investor community....maybe the lack of dividend (as such) ? The currency exposure mix gives some useful diversification, I feel.

Nice write-up in today's IC, with CLS placed as the 'queen' in IC's royal flush of property co's. Below Land Secs and Brit Land.
Continental exposure (esp Germany) seen as attractive, esp in view 'UK markets looking somewhat toppy'
Rated as 'good value' at 715p

IMHO, DYOR, caveat emptor etc

Looks like they may have to raise the price of the tender offer again, as we approach the 640p mark.

Another set of good results from CLI....and only 11 months since the last post. I wonder whether this year's 'special div/buyback' will attract a little more interest (institutional or peeps) ?
