Anyhow don't tell us much that we haven't seen on qtrly NAV update but reasonable progress on increasing NRI despite slight void increase although that is largely down to one office block tenant vacating. The divi is well covered and would have scope for another small uplift. They are on the case with sorting out the 24 debt maturities with first due Jul 24. They have plenty of cash in hand so don't know why they are bothering with the 50m RCF (even undrawn they cost c0.7-1% to maintain). I liked this comment not "The Company purchased 51.6 million shares during the year at an average discount at the time of purchase of 19.6 per cent and a cost of £58.5 million. OK saves 2.4m on divi costs but 60m quid to get 1p NAV benefit!! Better off keeping cash on deposit and investing it in high yielding assets. Being sub 6% doesnt interest me but i wonder now London tourism back on form whether if the St Chris estate might be the prop here that has boosted share price a fair bit when others have been falling by the wayside. | nickrl | |

07/2/2023 20:47 | They also have a Barclays 100m facility due Jul 23 split 50m in a term loan and 50m RCF undrawn. The loan is backed off by a cap at 2.37% LTV 50% ICR 1.6 and 0.74% fee on used 50m RCF. With Barcs agreement they can extend by a year but it will revert to SONIA + 1.85% so nigh on 6%. Given the amount of cash they are holding maybe can drop the bulk of it is most sensible option. | nickrl | |

07/2/2023 10:03 | Added to my watchlist. Cheapest offer currently 80.61p; at which level they stand on a 32% discount and a 5.95% yield. A couple of negatives are the 31.6% allocation to offices; and the bulk of their debt needing renewal Dec'24. Interest rate on their £260m L&G loan is 3.32%; so if interest rates do come down again later this year they may be able to renegotiate that at not much of a higher figure. | skyship | |
