Oh it's a shame to see it publicised, I thot I had this little niche corner to myself :) /JK, tho the liquidity can be a bit of a struggle. I'm currently looking to park up some short-term funds for protection and low-tax overall returns. Let's see what the next week brings....

Thanks ! Yes, I believe there is some value in REITs but need to do some research & place bets accordingly.Quality of tenants and cost / length of debt being v important in current environment !

tn - no. ZDPs now few and far between. But NBPS a great one because over 12x covered.

I also enjoy great yields from a basket of REITs - API, EBOX & SREI:

epic......sp.......discount.......yield

API.......46.10p......45.0%........8.68%

EBOX......53.20p......41.7%........8.16%

SREI......41.0p.......33.4%........8.16%

Losing on all 3 as bought higher up; but the REIT sector looks to be turning as now totally undervalued. A lot is in current markets; but I like the security of solid assets underwritten by excessively high discounts.

Oh ok... : My Yield to Maturity (MYTM !!!) is 7%. And for avoidance of doubt I acknowledge that to be Jan 2025.

Jeez - OK, last heads up - See yr P.20 - "Over 7% YTM"

My 24: "kaffee - YTM/GRY is an annual calculation - not a 17month calculation!"

etcetcetc. Hopefully lesson now learnt

Good luck to you...

I didn't mention per annum. That appears to be the point of confusion.

7.1% plus the 0.25% annual interest payment, so about 7.5% over the 17 month period, which equates to 5.2% per annum.

No. You're earning 5.2%pa and doing so for 17months. Yields / Interest rates are all quoted on an annual basis...

Follow the logic as in my Post No.22 above.

Sorry, but subject now over. Can't give free lessons ad infinitum; though always prepared to help within reason.

Am I earning 7% on my purchase price ?

And before you point out the problem with the buy price... that's what I got them for earlier in the week. It's up a tad since then.

kaffee - YTM/GRY is an annual calculation - not a 17month calculation!

My maths must be off then... buy at 93.35 x 7% = 6.53

Redeems at 100. So 93.35 + 6.53 = 99.88. Close enough.

kaffee - of course, if you are looking for a cast iron short-dated instrument delivering c7%; then look no further.

NBPS at 119.83p matures at 130.63 on 30/10/24. So in c14months time you receive your payout after a GRY/YTM of 7.54%. Or to look at it another way - a 9.01% capital gain in that time.

kaffee - if you sense something that makes you think WOW - go back and check your figures!

Actual GRY/YTM here is c5.2%

Over 7% YTM (which is only 17 months away) all mainly capital growth making it tax free.

Surely markets aren't expecting rates above that ?

I use ii for gilts though less are available for online trading than HL. They charge a fixed fee per month and trades are £5.99.

Can anyone please recommend an online broker for gilts?
I currently use HL, who do offer the service, but I am ideally looking to diversify suppliers if possible.
IG don't offer direct gilts, and when I tried AJBell, they couldn't provide a price online (even though HL could)
I could go to the DMO direct, but that appears to only operate by post!
I'm looking to buy and hold so ideally I don't want high ongoing broker account charges.
Many thanks in advance.

Thanks Rik. Another great table. This one even calculates the yield to maturity net of 40% income tax on the coupon. Even better!

Thanks SS. Always helpful! I have now registered at Tradeweb and can see the table. I presume from the figures that the column headed "Yield" is Total Yield to Maturity? (coupon plus annualised capital gain)

Can anyone here point me in the direction of a good website that lists uk gilts in a table with current yield to maturity. Would save me having to input into calculator and make choosing which ones to buy a lot quicker!
