06/6/2018 07:47 | Workspace Group PLC (WKP.LN) said Wednesday that it nearly doubled its pretax profit for fiscal 2018 and that it is planning a placing to raise funds for its project pipeline and property-acquisition program. The company, which provides rentable working spaces, said its profit before tax for the year ended March 31 was GBP170.4 million, up from GBP88.8 million the previous year. Revenue rose 18% to GBP128.9 million. Profit was buoyed both by growing rental income as well as a GBP82.5 million credit booked on the change in the fair value of investment properties. The company said its wholly-owned property portfolio was independently valued by the commercial real-estate services provider CBRE Group Inc. (CBRE), which estimated an underlying increase of 5%, or GBP102 million, in the valuation. Workspace said it plans on issuing 16.3 million new shares in an accelerated bookbuild that it launched immediately announcing it. The new shares are worth GBP189.9 million pounds based on Tuesday's closing price. The proceeds of the placing will be used to fund the project pipeline and the acquisition of properties across London, where it sees opportunities to apply its business model. The company declared a final dividend of 18.55 pence a share, up from 14.27 pence in the previous-year period. | vetpeter2 | |
