multi - international students are no longer counted in the immigration numbers.
They need to show they have a firm place from a bona fide institution (not a dodgy set up) and can support themselves financially. They receive a visa for the study period which can be renewed if the UK agrees.

UK Uni and higher education has a fantastic global reputation. Weakening of the pound may therefore make this more affordable for international students and hence more requirement for accommodation. Not sure how international students are affected by UK Border Regulations though currently.

Incidentally, at some point I'm going to ask them if they might hold their AGM at home in Bangor or, failing that, somewhere in the Northern Powerhouse - Manchester, why not?
Maybe somebody could pre-empt me.

Well I'm sticking with it. The share price has taken a knock because sentiment towards the property sector generally has turned negative. It will come back, and in the meantime you pick up a 6% dividend here.

tightfist - capital values of built properties ... will they impact WJG's business model, ie. costs plus mark-up? Possibly, but also possibly students and BtR will supply the demand. I can't imagine UK turning away overseas students or young people preferring rent to purchase.

BUR - looking back over the thread: a lot of buyers have been, sliced and gone. I used to do that sort of thing!

Thanks Jonwig for the FT link, it's a good context to the wider aspects of the sector. The 35-year trend chart is pretty compelling.

The biggest concern I have specifically about WJG's model is are funds going to continue to commit fresh capital? if rental demand is uncertain in the event that we head towards a full-blown recession. The increasing attraction of the Yield is obvious.

I hope they are paying the P11D Benefits to HMRC which is based on new cost and the higher rate of personal tax, it would cost the company £1m frankly its disgraceful they have it for personal use

I posted a comment about the company's aeroplane yesterday that's disappeared. Not the plane, the comment. Basically, after looking through the admission document again I reckon that in September 2016 the plane will be written down to around £2.6m and the mortgage outstanding will be about £1.6m. The mortgage is to be redeemed 27th August 2017.The figures are small beer relative to the strength of the balance sheet in my view.

The post a day or so ago outlining Zeus's analyst update and 160p price target was lost by ADVFN, so here it is again since it was posted elsewhere:

"Zeus note issued this morning per a poster elsewhere concludes:

"Valuation not reflective of forecast certainty: Watkin Jones has not been immune from the selloff post last week’s referendum. At last night’s close the shares are just 4% above the 100p IPO price and trade on just 8.4x FY16 earnings and offer a 6.1% prospective yield on a balance sheet with estimated net cash of c.£36m. A 12x PER multiple on FY17 earnings would equate to c. 160p, offering c.50% upside."
