               CAMBOURNE BUSINESS PARK MAINTAINS PRE-LET RECORD

                     WITH 43,000 SQ FT LETTING TO CITRIX



Development Securities PLC announced today that leading US software firm
Citrix Systems (Research and Development) Limited has signed a pre-let
agreement for the last remaining building on Phase One of Cambourne Business
Park, its 750,000 sq ft development in Cambridge.



The two-storey 43,000 sq ft building has been taken by Citrix on a 17 year
lease at a rent of #19.50 per sq ft.



All three buildings of the Park's #25 million speculative first phase of
103,000 sq ft, forward funded with Universities' Superannuation Scheme
Limited, have now been let prior to practical completion.



Citrix joins Regus (UK) Limited and Geneva Technology Limited as tenants in
the first phase.



Cambourne Business Park forms part of the new Cambourne settlement, a 1,040
acre scheme of 3,300 houses with town centre and retail and leisure
facilities, which on completion will be home to some 10,000 people.
