There is a lot of share price movement with very little trading.

MBO - unlikely
However M. Lynch has a neutral recommendation on the company but highlight a net asset value of £4-40 - this helps creates a base

Looks as though the MBO has arrived. Up over nearly 10% today.Takeout could be 500p with the development pipeline taken into account.

Wow volatility on these shares is reflected by the sale of 44 shares at the time of posting and the share price moves by 1.25% or £2.8 million

Investors Chronicle September 16 2009
Town Centre saw strong valuation increases across its north of England portfolio. Retail warehouses and food stores fared best, posting a 14.8 per cent increase. And shopping centres rose 13.6 per cent in value, which helped boost the group's net assets, along with the £11.7m repurchase of 3.7m shares.......
Town Centre may be finding acquisitions hard to come by, but a strong book and an active development pipeline, make the shares good value.

Some one must be tipping these shares on a value basis, any ideas who(m) ?
Perhaps this activity is on the expectation of REIT's being adopted !

Just in case any TCSC holders/traders don't realise.....it will be going on to the SETSMM trading system on Monday week (11th July). IMO that will mean wider spreads a lot of the time, plus worse liquidity - we'll soon see!

..a 5-year chart with a 46% fall along the way ;o)
Good luck with it WW - I see you've now started a COM thread - but I still prefer TCSC (and TRY).

YES, if you buy TCSC today on a pe of 42 your paying around 10 times more than COM. COMLAND shares have a 5 year record as well!! Infact each one pound unit would give you £5.39p in com over 5 years tcsc would pay out £3.01

Comland is 1/11th the size of TCSC in market cap, hence comparisons are not equal. Also the track record of TCSC reflects the potential future growth, which what is paid for in the PE.

Your chart is great,PE of 42 maybe a tad high. market around 16,comland is5.4 now and if 2nd half is the same as 1st will fall to 3.5

Hmm.. having looked at COM methinks I'll stick with TCSC. No contest really ;o)
Different kind of chart altogether.

As a play on the sector I do also hold a position in TRY.

Well done!! Town Centre Securuities Share Holders!
According to 'Moneyextra site' your shares are the second highest risers in the 'Real Estate' sector this century. However unfortunately you have a long way to go to catch the winner. Comland (Epic Com) Take a look at the PE and compare with yours - good luck and Happy New Year.

WNDR had a good 2 year run until earlier this year; it's now back on track.

Since the 50/200 moving averages 'golden crossed' 18 months ago (in simple or in exponential format), the share price has not once closed below its 50 ma.
(There are quite a few stocks that have spent 18 months above their 200ma, but I'd be interested to hear of others which have stayed clear of their 50ma that long)

(WKP achieves it. NWF again comes close. PNS may yet do so. If there are others I guess they are most likely among the Investment Trusts or Real Estate stocks)

"..A blueprint has also been agreed for redeveloping the Harewood and Eastgate quarter in partnership with developers, Hammerson and Town Centre Securities.
The £500m retail-led development is expected to attract flagship stores not currently represented in Leeds, reinforcing the city's position as the region's prime retail centre.
Leeds City executive board member for Development, Coun Andrew Carter, concludes: "This scheme will provide a boost for the city centre and play a significant part in achieving our vision for moving Leeds up a league as both a regional centre and internationally competitive city."

Much the same as the year before (58.4%)

(NWF not much different)

TCSC is the chart I regularly use as a performance benchmark when viewing stocks on Sharescope.

B&Q have a contract with TCSC for use of a site at Kings Lynn in Norfolk (former Mallett caravan site). But the planning application in April was rejected, whereas outline planning approval was granted to another Kings Lynn site (in Hansa Rd) owned by rival developer Riverking, who will now try and persuade B&Q to go there instead. TCSC will be appealing the decision next June, so it isn't certain what the eventual outcome will be. B&Q cannot walk away without paying, and are committed to pursuing all avenues first. And Riverking have to first obtain permission to demolish and relocate the existing Jeager clothing factory.

This is a run-of-the-mill tussle for developers and could all change again yet..
