Pavey - not going to be sucked into a useless debate - even though 45yrs ago I actually worked in the ~Alternative Energy field and was one of the directors of a company that introduced the very first mass produced heat pump for the UK market. Met there those who knew about the field and those that merely dreamt about it.

All I will say, is that currently electric cars are an urban phenomenon; not for those of us living in the wide open spaces!

Back on topic....very good results...very happy here ....very, very well run company.

I know SREI has a number of fans so I had a look ....not bad ...time will tell...bought some but only equal to 30% of my SLI holding.

Well that's that sorted .... !!!

There was me(and all those pesky scientists) worried about the unprecedented rise in global temperatures and it was all a hoax...a piece of nonsense...it was just some silly little trace gases.

However it will now really confuse the science bods.....they will have to now come up with another reason for the rise in chronic respiratory problems in congested cities.

Anyway,I waited until the market closed to post this as it is way off topic and having looked at your numerous posts on the topic I can see that there is little point in continuing with this.

I'll keep this simple:

Pollution levels are high and rising.

Global temperature is rising at the highest rate ever seen.

These two statements are not open to debate... they are facts.

I'll help you out here.....are the two linked ?

The earth's scientific community and a great number of ordinary people are concerned.

On the other side of (....oh what the hell let's call it a debate!!) this debate are largely mad , swivel eyed, conspiracy theorists who, when unable to read or understand the facts, try to invent some mad government conspiracy theory.

I have given you more time than I should but feel free to ramble on ....you will be hard pushed to top your previous effort though

Your science degree was a long time ago , because 400 parts per million makes CO2 a trace gas.
Real pollution should be addressed , yes.

"Carbon dioxide, methane, nitrous oxide and most other long-lived greenhouse gases (i.e., barring short-lived water vapour), are considered 'trace gases' because their concentration in the atmosphere is so low"

Good solid update today. Delighted to see legal action has resulted in full arrears repayment from a tenant that has been playing the covid game. Seeing NAV uplifts in most REITs I hold and more to be expected as the economy gets moving. Nice to see divi on the up and its looking very positive for SLI.

Ah!! I see... a climate change denier!!

Well I have a science degree ...a long time ago though.

Without confusing you with facts and forcing you to rational thought (heaven forbid !!)I suggest you look at the global temperature changes over the last 50-100 years.

Now I know the internet has pointed out that this planet has undergone massive temperature swing before but real science points out that the rate of change is very alarming and coincides with mass industrialisation and pollution.

Trace gases !!.......your 'avin a larf.

If you are afraid of a trace gas, then it's you that needs to go carefully.

SLI management are trying to stay ahead of the curve here and that is what they are paid for and are good at.

China should never be given as an example in any context....the very essence of an evil regime.

"even electric cars".....mask slipped a bit there!!

I've had an electric car for 15 months ......try it, you will never go back.

230 miles of real, trouble free range .....fantastic car/driving experience.
(bought as a result of pushing my grandchildren's buggy as far away as possible from the tailpipes of traffic in busy streets)

Again all your points seem reasonable, until they impinge on the day to day life of people then its greenwash/hippie nonsense.

@Pavey Ark - I've no problem with sensible measures. But sadly everything the UK does will have next to zero squat effect - climate is global, China is adding a UK in emissions annually.

A debate for another BB, but common-sense energy efficiency, new build insulation (ditched by the coalition govnt I believe), getting more from less - great. We should have built new nuclear 10 years ago, not be waiting for it another 10.

But ESG gone nuts, and the difficulty of financing new fossil fuel exploration for eg is going to hit us all a lot sooner than rising sea levels (in fact - it already is).

Perfect example would be the Cumbrian coking coal mine - "Won't somebody please think of the children". So we'll import coking coal instead.

Back (mildly) on topic - concerned SLI may take ESG a little too seriously, eg buying those thousands of acres in Scotland.

Encourage solar panels, ground-source heat pumps, require energy efficient new-builds, LED lights, even electric cars. But setting a date for banning gas boilers, which are now combi and very efficient? Expensive greenwash nonsense. Do the easy stuff, don't do the enormously expensive and harmful stuff (particularly to those who can least afford it).

Agreed, similar for housing.

Makes sense to encourage efficiency as much as possible, but there's also taking the p*ss. Banning gas boilers without a viable alternative in many houses is just nuts. You can't get an air-source heat pump on a back-to-back, and even if you could, it wouldn't run your radiators.

You could argue the charging network, and electricity generation & distribution, will catch up with the rule to ban ICE cars. But expecting housing & commercial property to achieve the impossible is another matter.

From this morning's announcement:

"ESG considerations are crucial for all UK real estate sectors. This has become increasingly pertinent following the implementation of the government’s Minimum Level of Energy Efficiency standard (MEES). By 2025, MEES will make it unlawful for commercial landlords to lease space with an EPC rating below E. By 2030, all commercial properties must have a rating of EPC B or higher. This requires landlords to place a greater emphasis on the ESG credentials of their commercial properties."

If the govt continue with their plans, there won't be much commercial property that qualifies for letting out by 2030! Much of the stock out there just can't be adapted to meet an EPC B rating.

MMs let me buy at 83.88p when spread 84/84.9, not often that happens :)

Have said for ages I think SLI will go back to par eventually - but wasn't expecting par to move quite so far up first.

SLI another still showing accelerating NAV growth.

Other small REITs anticipating the same big NAV rise as BREI reported, and going up (SLI, SREI, BCPT all have similar charts).

Yet BREI itself only up about the same.

Be interesting to see, once they've all reported, where the discount/rent collection/yield/vacancy rates all stand.

(Hold all of the above).

Incidentally, sold the rest of my SLI at a smidgeon over 80.5p, then added to my SREI on both Fundamental & TA reasoning.
