04/12/2013 15:51 | - St. Modwen Properties expects its ongoing asset management and added value actions to be reflected positively in the FY valuations, and said that its pretax profit is likely to be substantially ahead. "Against the backdrop of an improving market and strengthening economy, initial indications point to positive market valuation movement for the year compared with 2012," the company said. "None of St. Modwen's existing corporate or joint venture debt facilities required renewal before November 2014 and cashflows including debt performance was good. Outlook for profit before all tax for the year was therefore likely to be substantially ahead of previous management expectations." St. Modwen has also completed significant transactions on two of its major projects since its interim management statement, providing further evidence of the growing confidence in the commercial property market. Separately, St. Modwen said it had signed a new 45-year lease on a 150,000 sq ft flagship M&S store, which would be one of the largest in the UK for the national retailer. The commercial property group, which has a portfolio of shopping centres, retail parks and office accommodation, this morning revealed a 4.6% rise in adjusted diluted net asset value per share to 959p in the year to March 31st, well ahead of the consensus estimate of 859p....... The company, which has a market capitalisation of nearly £7.7bn, was up 5.03% at 981.5p by 14:58 on Wednesday, a level not reached since November 2008.........
