Arguably a lot of the recent capital gain has been RGL catching-up with where it more realistically should be, but there is a case for thinking it's gone too far. Is this just a change in share investor sentiment, or has there been a similar rise in the values of the underlying properties? We will have to wait for the next NAVs to know. I am still holding, for the dividend, but increasingly aware that a correction of 5% in the share price could easily offset the next year's dividend. I certainly would not be buying at the current share price without knowledge of a supporting NAV. | clausentum | |

29/1/2020 10:18 | The update says that the portfolio valuation was £787.9m and that the net loan-to-value ratio was c.38.9%. That would mean loans total £306.49m, so NAV would be £481.41m. The last RNS to talk about total voting rights (31.7.19) said that there were 431,506,583 shares. So NAV per share would be 111.56p. Or have I missed something ? That figure is not far away from the estimated figure of 108.6p shown on HL's website. | jgh03 | |
29/1/2020 10:15 | redhill - the Update surprised me as much earlier than last year (18th Feb.). The NAV comes with the Prelims at the end of March. Naturally the discount falls as the share price rises. IMO we are likely trading at the full NAV level - see my estimate in 1622 above. The yield @ 7.17% remains attractive however; and I expect further valuation increases as the portfolio positioning appears to be very astute; and, as ever, their active management remains productive. | skyship | |
