Yep-says BUY 20% upside from today's price within a year, as it liquidates portfolio-so that's 120p.
Where else can you get a guaranteed 20% back in cash-seems a bit of a no brainer and all in solid property assets.

(incidentally, I know close to zero of that sport; however happy to show solidarity; and Hastings/Bexhill, close to Brighton, holds so many memories of childhood visits to the seaside!)

Good call npt on the dividend. I had rather hoped they had a bit more cash available, so disappointed with that figure.

Hmm, I'm agreeing with you. I suspect any reduction in phase 1 will be kicked into phase 2 and 3 so as to provide a better justification for the manager's bonus/performance fee. I don't care really, what matters to me is how much gets returned over the next year or so: if the IM makes a few million because I make an extra 10% then I can live with that.

To set this in context, the Board's current view on the ultimate Net Asset Value of the Group's portfolio is not materially different from its view at the time of the Annual General Meeting in February 2016, save for the impact on all investment property valuations as a result of the 1% increase in SDLT announced by the Government in March 2016.

Their view should be clearer now than 3 months ago.

At first glance this seems negative, receiving less than anticipated, however they are now calling it the initial payment, indicating more to come as the development completes and more lettings agreed, there is a good chance of extra from phase 2 and 3 and with more planning applied for the project is still growing, it would be nice to know what the potential is here , clearly in the nav the value is nil but there is no clarity been given, I think we get a drip more info with the div announcement then further drips over time ...

bad, I think Boro will exploit a defence without Dunk. Home advantage with a huge crowd. I've been watching a few of the championship games of late. I have to say Boro are due a big score, the woodwork keeps them out more than the opposing keeper of late.
Brighton I feel will have to do it through the playoffs.

I actually think you'll beat Boro, at least that's what I'm hoping.

And I agree, it'll be tough for the loser to pick themselves to face us at Hillsborough 6 days later, which is why I think it'll be an Owls v Rams final.
