Thanks for all your posts on this BB. Do you think LOK rather than BYG would be better placed to survive in a serious economic downturn? I ask this not because I am making a prediction. I ask because I think this needs to be discussed here.

For myself, I prefer LOK's more cautious and steady approach over the last few years and at this point as opposed to BYG's rapid expansion. From my reading on LOK it seems to be that LOK will take full advantage of any drop in commercial property prices in such a downturn to add to their portfolio. A lot of their 20m revolving credit facility is still available. And as analysts have stated, LOK's customer mix is more likely to assist the company should things get tough.

Anyone else have any thoughts on this topic? What are BYG's strengths in a downturn?

Taking a look over at BYG (LOK's only listed peer), I note their shares are making new all time highs and appear to have broken into a higher trading range?

Developers have been reporting improving outlooks with 75% and more of forward sales being reported and therefore on target to increase volumes for the year, which always assists self-storage occupancy rates, however, as we have seen and noted, self-storage is not totally reliant on the general public actually 'moving house'.

I note yesterdays announcement that Universities Superannuation Scheme Limited no longer has a notifiable interest in the issued share capital of the Company. So it will be interesting to see how many and indeed where those share's have ended up. The previous holding was 4.61%, and we do not know how much they have reduced by to get under the 3% reporting threshold, but we know that Canada life recently increased their holding, so it will be interesting to watch for any future announcements. This situation brings to mind one of my theories -

Institutions obviously communicate and indeed sell to one another (or I guess at least arrange to pick up disposed stock through some sort intermediary via the market, especially if identity is an issue) those accumulating institutions/larger investors I assume do not undertake stock building on either, a whim, slim research, or the real prospect of underperformance. So if one institution wants to dispose 'and get a reasonably good price', the accumulator/buyer needs to have (or be offered/indicated?) a reasonably compelling (if not certain) opportunity? Timing will obviously play its part, which brings to mind the old adage 'a window of opportunity'. The window will be, on the one hand a time of realised gain in terms of both stock performance and strategic deliverance to the disposer, and importantly on the other hand, offer yet to be realised similar gains to the acquirer. Fwiw and in my opinion only, I believe we could be in that window.

So we have willing buyers and willing sellers and subsequently increased volumes, bodes well in my book, not to mention the outlook, envisaged sector growth along with development gains.

I have not got bang up to date figures, but I now make that at 'least' 65% of LOK's shares are owned by the directors and institutions, send's a certain signal?

back on 17 November 2004 Lok'nStore were informed by Canada Life that they no
longer had a declarable interest in the Company.

Back into declarable territory now though -


So as I assumed, the sells were indeed being mopped up/accumulated.

Kingston negotiations progressing well and hopefully there will be announcement on contract signed etc with the interims at the beginning of April. Reading looking good too we hope

Pgetty...Morning, I expect good steady progress at the 'very least', however, this is likely to be an interesting year. We should get conclusion to Kingston, which on its own may move the share price more than the 12% you have pencilled in, and of course legislation on RIET's, which I still think sits very well with self-storage given the yields, not to mention a touch of development.

I have also been researching national planning policy and guidance, and I believe Reading is looking more like a case of when and not if. It is unlikely LOK and their advisors will have been sitting on their hands regarding the scheme/proposals for Reading, as a well constructed case that is centred around good design, addresses some (not necessarily all) the previous issues, will meet with ultimate approval. Patience will be a key ingredient though.

To add to my previous comment re the Chairman selling -

First it is worth considering a certain options criteria -

The criteria for exercising these options are as follows:
1 Group turnover exceeds £5 million.
2 Share price exceeds 150p.
3 Control of the Company changes.

Not sure if 3 is an 'or' criteria, but if it is Simon Thomas can now buy up to 496,489 @ 37p, here is the options for the above criteria

A Jacobs 992,978 – – 992,978 37 04.04.02 03.04.07
SG Thomas 496,489 – – 496,489 37 04.04.02 03.04.07
CM Jacobs 153,000 – – 153,000 37 04.04.02 03.04.07
P Crisp 142,000 – 20,000 122,000 38 04.04. 02 03.04.07

So Simon Thomas sold a total of 200k at 154p and 160p ie neting circa £314k and 'if I am correct' he can now buy back 'more' than twice his disposed holding for circa £184k ie an increased holding and £130k in the bank to boot.

So director share holdings could be an interesting element to watch, or if I am wrong on only criteria 1 & 2 having to have been met, dare I say, he suspects that 'all' 3 criteria's will be met? Time will tell, but please conduct your own research as I could be either wrong or inaccurate.

It 'might' also fit my earlier comment that someone has picked up both the recent sells and are still under the reporting threshold? The watch words - don't get fazed by pull back's, after all they are quite natural, and both the outlook for self-storage and indeed resolution to Kingston, offer (eventual) upside.
