I'm not sure why LABS was created as a REIT, as it's far too small. Who cares if selling Herbrand St ends its future as a REIT - it's not cost effective anyway.Perhaps they thought that they could issue loads of shares at full NAV, and get bigger that way. Historically, that has been the model for these REITs and ITs whilst they were valued highly.Different model now, though. Investors want their money back, and they won't care if LABS survives as a REIT or not.

The 2 dogs in my IT and REIT portfolio are DGI9 and LABS.

With DGI9, I averaged down heavily at a blended 21p, but have bought none since the latest NAV "re-valuation". Risks have risen there, given the latest update.

LABS is giving me similar vibes, but at least it is property based, which is easier to understand.

Shares are very illiquid at the moment, so any kind of serious buying or selling will affect the price disproportionately. If LABS don't start letting out OTP soon, there will be significant pressure on the Board to look for strategic options - ie. put themselves up for sale.

One REIT I'd been keeping my eye on (but never bought) was PRSR. A real dog, much like LABS, it has soared purely due to activist investors calling an EGM and getting their men on the Board.

LABS is an interesting case. Their debt isn't very high so I'd have thought that management must be very conscious of the share price and existing discount to NAV.

The size of the company is such that there will be a whole load of rapacious types who could take a longer term view and look to take them private with an opportunistic bid.

LABS have to start delivering soon - by achieving decent rents, not by panic discounting - or they will be toast.

I doubt they'll be in a rush to sell Herbrand Street unless put under pressure to do so by investors.

It's a vanity project and developers want to develop, not necessarily what's best to restore value to shareholders.

Even an £15m drop from £85m to £70m is quite a hit in 2 years. Will they be ruthless enough to take it?

At the moment it's transfer of shares from the institutions to private investors.

But that will finish sometime.

There was a lot of news yesterday about the Crown Estate converting various properties into laboratories for research due to lack of supply, including their Debenhams property on Oxford St.

So I think the fundamentals on this are very good. It's small size works against it but it looks like a pretty clean choice if you are a long-term investor. They also have very low debt which is usually a good thing with a REIT. Looks like the best bargain in the IT sector when oompared to others on discounts higher than 40%

Someone mentioned LABS to me the other day, so I thought I must have a look. I've had barely a 5 minute look so far, so barely even scratched the surface...

The share price chart looks brilliant, just the way I like it(unless, of course, they are genuinely awful/about to go bust).

A lot of the portfolio is in offices. As Graham Taylor once said: Do I NOT like that. I suppose there's an argument that it's "all in the price" already however?

Recent dividend cut...errr, sorry, "rebasing". Clearly not good news from an investor point of view but sensible from a business standpoint I feel. However there are loads of chunkier yields out there that remunerate you handsomely whilst you wait for the company to re-rate. So not perfect.

There looks to be a willing and commited seller out there. That cuts two ways of course but I'd rather be buying when there selling was coming to an end/drying up.

Having said that, it's worth a deeper look as there's a bit to do to understand it. Anyone care to add their tuppence worth? Or even just ring a bell when it's at the bottom? ;-)

Chrisdgb, I haven’t picked up on any upcoming investor events for LABS, have you got any details? TIA.

For good or bad (and it’s not good ATM), I’ve got a fairly substantial holding in LABS now. Next month’s divi is going to be very decent though.

I bought shortly after the IPO and intend to be a long-term investor. Three ideas I have for the recent weakness are:
a) We do not have an updated NAV post December 2021. I would expect an uplift but we simply do not know. Ditto on the dividend.
b) The strategy seems to depend to a large extent on asset management - ie redevelopment, repurposing existing buildings and, in the case of the Oxford Business Park, construction and development. I imagine inflation of 9%+ will be unkind in these circumstances so costs may be increasing beyond that anticipated.
c) Some governance concerns were flagged at the time of the results - I believe this to be a one off issue but clearly concerns about corporate governance destroy value.
There are other questions too - for example, the company is fully invested yet has a pipeline of acquisition targets. What is the growth strategy from here?
I hope these ideas help. As I say I am very positive on the long term outlook and pleased to hold - indeed, will probably top up at these levels.
