£95m deal for a £138m market cap company. And Ashford is at the most the third biggest site that Inland are currently working on (Beaconsfield and Cheshunt much bigger).
Value will be extracted, accumulate on dips.

The transaction, which is the biggest land disposal by value undertaken by the Group to date, is for a total land and build consideration of GBP94.7 million, with the land consideration being GBP29.7 million in cash payable on completion. Inland Partnerships, the fast-growing construction arm of the Group, will undertake the development phase on behalf of A2 Dominion.

Completion of the land sale is expected by the end of this month, while construction work has already commenced on the 10 acre, town centre site, situated within the M25 and 10 minutes' drive from Heathrow Airport.


Solarno.....the land sale element will complete by the end of this month so that means £29.7m coming in then.

Does anyone know what the book cost of that site is ? Sounds like a very profitable long term deal and a nice shorter term land profit for this years accounts

Solarno - I think that means on completion (i.e.signature) of the contract, not completion of the build.

Sounds a big deal until you look at the Market Cap of KCR - a tiddler.
Smacks of desperation on both sides.... though of course it looks like they're all on the same side!

Reading this I was reminded of the agreement they had with the Candy Brothers and could not remember what that produced and the reference to fixed price building contracts made me nervous

KCR need pipeline to raise equity so a much more important deal for them. Either a very interesting deal (if they can) or a potentially frustrating deal. Need to make sure INL have a plan B that can be implemented quickly if KCR can’t deliver on equity raising.

If anyone's interested in a housing tiddler (currently) ASH is quite interesting. Don't ask me what price to buy at though and it needs a bit of back-reading. The whole environment for them changed towards the end of last year (government stuff to do with rent caps, supported and care housing, which is why the share price has been very lively recently.
