Issue of shares

Application has been made to the UK Listing Authority for 850,000 Redeemable
Participating Preference Shares of 1 pence each designated as Sterling Hedged
shares (the "Sterling Hedged Shares") to be admitted to the Official List and to
the London Stock Exchange for admission of the same number of Redeemable
Participating Preference Shares to trading on the London Stock Exchange. The
Euro Shares will be issued for cash at 92p each and will rank pari passu with
the existing Redeemable Participating Preference Shares in issue.


Dealings are expected to commence in the new Sterling Hedged Shares on Wednesday
30 November 2005.


Following the issue, there will be 9,377,229 Sterling Hedged shares and
38,032,084 Redeemable Participating Preference Shares of 1 pence each designated
as US Dollar shares in issue in total.
