Zero is hard - debt inclusive of blocked cash is very lowThe need for temp accommodation is not going away The properties may well/probably are worth a lot less than book value But there's value - at what share price alas I know not

Yep - there is a price for HOME; it's not a zero Worst case on covenants (and 50 percent LTV is really stupid) and likely they just won't be able to draw down their restricted cash

“Follow the money”, you mean like Liontrust and M&G who have increased their holdings to a combined 17% of the value of the business in recent days? There are two sides to every story and I fail to believe that this is clearcut, the report was generated by a shorter who profits from the fall in the share price provoked by their unsubstantiated allegations which the BOD were happy to dismiss immediately via RNS the day following.

Read it, agree it adds nothing to what we don't already know. In fact, we on here know far more!

I fear that the HOME execs may have been largely unaware of the (alleged) fraud perpetrated at the asset level. The interesting thing will be how serious that alleged fraud is, and whether anyone either on the Board at HOME, or more likely within the asset manager, has had (alleged) involvement.

Trying to be careful what I say, until the full facts are out, but you only need to follow the money to see where the gremlins are.

Yes very true at least there have property assets in HOME ,unlike this huge crypto ponzi scheme which will be spoken about like the south sea bubble and the 16th century tulip bulb bubble in the future.

Taking that thought further I'm thinking it's more likely that this turns out to be good (at a price) assets, bad management (I stress that I await to see what they come back with; so not saying that is definitely the case) If that is the case; then build a position at a low/lower share price and lobby BoD to change management - especially as there's a Blue Peter, one I prepared earlier, management platform with Atrato

Atrato - who manage SUPR have a management team ready to go, and have spent a lot of time looking at what's wrong with the sector and how to get a model that the public sector is happy with If it's a case of fundamentally good assets (albeit worth quite a bit less than historic red book; and at a price these have to be good assets) but bad management then shareholders could do far worse than replace the external manager Better that than see it crash and be PEd I'm no longer a shareholder but if were would be writing to the BoD on this

HOME's board have onerous statuary duties to the shareholders, failings in these will open them up to legal proceedings, possible prosecution and career termination. They will have hauled Knights Frank in for interviews and made enquiries of BDO. The board has to sign off the detailed point by point rebuttal and the AR. I expected this delay given the late timing of the VR attack in the audit and AR publication process. Finger in the air guess, three weeks.

There was no legal requirement for these additional checks by the auditor. They are doing this to be open and transparent. Also why are you here again? Just to come out with cliche'd one liners? Your research is invaluable I am confident that all shareholders are eternally grateful.
