14/4/2022 09:29 | The City is pretty normal, and Singer are their brokers. Would you rather have Kirtlington (OX5)? | jonwig
14/4/2022 09:10 | Well that’s about the most inaccessible place for ‘ordinary̵ Trying to avoid something? | semper vigilans
29/3/2022 22:35 | Dividend cover was reduced by the fact that Ipswich Leisure Centre was void for most of the year following DW failure (circa 4% of total rent roll). Now leased to another operator & some loss of rent following above NAV sale of Andover unit.Cash I assume will be redeployed into another property. So should be some increase in gross rents going forward. The Cardiff office block still empty may be slow to rent. | 1tx
29/3/2022 21:21 | NAV up 15.5% not to be sneered at but divi barely covered at the cash level. Price recovered well here now so not sure much more to be gained here although many in the sector have had good traction since the sell off a few weeks back seems reliable yield is back in fashion. | nickrl
29/3/2022 18:32 | Always a solid performer. | topvest
29/3/2022 17:01 | Good results. Healthy dividend. | crumppot
29/3/2022 16:44 | Solid performance in my opinion;Dividend about 97% covered by net property rental income,Cardiff office property & Oxford shop remains unlet.5.5% yield at present price is lower than some REITs but better than average quality of properties. | 1tx
03/2/2022 16:39 | Could they do a Daejan and go private? | dlp6666
03/2/2022 15:37 | With 41% owned by Kingerlee (management) concert party & 24% owned by Conn concert party I think a bid is unlikely. Both parties have other property interests. | 1tx
03/2/2022 13:30 | crumppot - agreed, but we were discussing a bid scenario; and that can sometimes deliver a premium. | skyship
03/2/2022 12:01 | It wont trade at 1250. There is always a discount. | crumppot
03/2/2022 11:42 | Always happy to bank a capital gain and then move on for the income. At 1250p the yield falls to 4.56%...and I would have c27% more capital to place. | skyship
03/2/2022 11:28 | At 1250p a bidder could buy the whole company for £65m. That is small compared to the amount of money looking to get invested in warehouses/retail warehouses. Personally, I would prefer that the company continued independently, as I am impressed by management and would prefer the annual income rather than a capital gain. | kenny
03/2/2022 10:55 | superadams - my conservative NAV estimate is for 1250p; but we won't get confirmation until the Finals - end March / early April. | skyship
03/2/2022 10:53 | They should certainly consider a 10 for 1 share split to improve marketability. | superadams
03/2/2022 10:42 | I wonder if the results are going to be better than we anticipate, on the NAV front. Alternatively, they may have had an approach, perhaps, because one of the two major holders wishes to exit. Looking at the price British Land just paid for some warehouses – see their announcement yesterday – there is certainly more value in HCFT than the current share price. Of course, all of my comments above are highly speculative and may be unfounded. | kenny
03/2/2022 10:37 | By sheer luck I bought more yesterday. Reckon nav must be £12 plus now. | superadams
03/2/2022 10:11 | OMG, the share price has exceeded Pre-Covid levels. Even with its eye-watering spread I'm finally up! [party hat on] | spangle93
03/2/2022 09:59 | There are no reported trades, maybe they're delayed because of size? Two concert parties hold 65% between them. Are they falling out? (I know of one current instance of this: MTVW.) | jonwig
03/2/2022 09:41 | On the move, by HCFT's standards anyway!, this morning | cwa1
02/2/2022 16:55 | We may see a rent collection update; but the NAV not until end March / early April. | skyship
02/2/2022 15:33 | Time for a trading update? | semper vigilans
28/1/2022 14:47 | Yes, saw that; and of course the W'hse & RW together also total 72%; but the other figures are updated and differ. So I've seen my stats somewhere - but hack if I can still find them!!! | skyship |
