Dividend cover was reduced by the fact that Ipswich Leisure Centre was void for most of the year following DW failure (circa 4% of total rent roll).Now leased to another operator & some loss of rent following above NAV sale of Andover unit.Cash I assume will be redeployed into another property.So should be some increase in gross rents going forward.The Cardiff office block still empty may be slow to rent.

NAV up 15.5% not to be sneered at but divi barely covered at the cash level.

Price recovered well here now so not sure much more to be gained here although many in the sector have had good traction since the sell off a few weeks back seems reliable yield is back in fashion.

Solid performance in my opinion;Dividend about 97% covered by net property rental income,Cardiff office property & Oxford shop remains unlet.5.5% yield at present price is lower than some REITs but better than average quality of properties.

With 41% owned by Kingerlee (management) concert party & 24% owned by Conn concert party I think a bid is unlikely.Both parties have other property interests.

Always happy to bank a capital gain and then move on for the income. At 1250p the yield falls to 4.56%...and I would have c27% more capital to place.

At 1250p a bidder could buy the whole company for £65m. That is small compared to the amount of money looking to get invested in warehouses/retail warehouses.

Personally, I would prefer that the company continued independently, as I am impressed by management and would prefer the annual income rather than a capital gain.

I wonder if the results are going to be better than we anticipate, on the NAV front. Alternatively, they may have had an approach, perhaps, because one of the two major holders wishes to exit.

Looking at the price British Land just paid for some warehouses – see their announcement yesterday – there is certainly more value in HCFT than the current share price.

Of course, all of my comments above are highly speculative and may be unfounded.

Yes, saw that; and of course the W'hse & RW together also total 72%; but the other figures are updated and differ. So I've seen my stats somewhere - but hack if I can still find them!!!
