Out of interest, what sort of area is the holiday let you are buying, and what do you estimate the net yield will be (or could be, if you maximised rental income by only using it in the low season) after all outlays etc?

i stayed in this place in early April, had amazingly sunny and calm weather, very very expensive for that time of year (£3k) but it was far nicer and just the same cost as going abroad... there are some amazing places in the UK and i think a lot of people (like us) are catching on to it.
Thats one of the reasons I am buying the holiday let

Have had a truly amazing holiday this year walking in West coast Highlands and in the Outer Hebrides. Sleeper train to Inverness (old rolling stock - 'kitsch' is one way of putting it, but all part of the fun).
And recently a long weekend narrowboating on the Monmouth and Brecon canal (2hr 45 min drive from London). Also beautiful and great family bonding sort of thing.
And no need to go near a bleeding airport in either case.

There is a huge return to UK holidays - I take probably 3 holiday weeks in UK a year versus 1 abroad now - XR is part of it (saying that i have a 20 day holiday in september to California and Nevada and the costs of hotels is excruciating...)
a year.
As more people are holidaying in UK and because i love the place, I am in process of buying a beachfront penthouse holiday let property i have stayed in many times since it was built 10 yrs ago, cost is £525k, Gross return £55k pa, Nett return £26k after costs.
