Sorry, but I think that you will discover that the selling price may be irrelevant here. Selling price will be circa £130k average per flat but there is clearly some sort of corporate action in the background. No announcement on new planning permission as there could be an RTO happening...whether that is with a building firm or not remains to be seen but FEI assets and valuable tax losses make it very attractive at a piddling £1.1m market cap.

From chalkboard to plasterboard

Green light given to plans to develop site of former factory for 95 flats


NEW homes will soon rise on the site of a former factory in Kilsyth – and the prospect has been welcomed by local councillors, concerned about the lack of affordable homes for young couples.
Last week, North Lanarkshire Council's planning committee gave the go ahead for the construction of 95 flats, with associated parking and amenity space, at Newtown Street.

The site was the home of the long-established firm of chalkboard manufacturers, Wilson & Garden, which went into liquidation after being an integral part of the Kilsyth scene for 80 years. Demolition started in October.

Developers, Cambridge-based Fundamental E Investments Ltd, were originally granted planning permission for 72 flats on the site in November 2006, on the understanding that they contributed £18,000 for the upgrading of local play area facilities. However, since then, research on the local housing market and consideration of the economic viability of the site indicated to FEI that an increase in the number of units was necessary and could be achieved without negative impact on the visual or residential amenity of the site, planning committee members were told.

The proposals for 81 two-bedroom flats, nine three-bedroom, and five one-bedroom. It will be developed round a courtyard reflecting the form of the original factory. It will be predominantly three storeys on three sides at Church Street, Newtown Street, and Westport Street, increasing at the corners to four and five storeys, and six at the north-west corner, to take advantage of the views the Burns and Old Parish Church and the Kilsyth Hills.

There will be 143 parking spaces, on two levels.

One letter of objection was received, and there were also representations from other bodies. Planning officials said planning conditions would be imposed to deal with these. They considered the site was suitable for a high density flatted development and that the design was of an acceptable high standard. They recommen
ded planning permission be granted, notwithstanding the letter of objection.

The decision has been welcomed by Kilsyth's two representatives on North Lanarkshire Council.

Councillor Jean Jones said the flats were needed.

"I have been approached by young people asking for information," she said. "These houses are ideal for first-time buyers, provided they are the right price. I welcome the opportunity for young people to get good affordable housing. At the moment they are moving out of the area."

And Councillor David Key said:"It would be an ideal development for this part of Kilsyth. It offers affordable housing, and young people will hopefully get them."

And Kilsyth Community Council, who were initially concerned about the design of the development, were also pleased.

Chairman Margot Macmillan said: "We are delighted to see development in
the centre of Kilsyth."

Those hard hat and danger keep out signs are H&S rules aren't they? That's all I meant. Are you saying kids can climb over the fence and play on the site with no warning signs anywhere?

No you are wrong mate...I work in the safety and risk management field and you don't just put a board up for H & S. I run my own busines there so am well versed with it.

There are three other sites in the Kilsyth area that are not anywhere near the same advanced stage as this one yet we know the builders i.e. 2 sites with Dawn Homes and one with Geo. Wimpey.

If you want to sell flats then you need to advertise!!

You normally have a board up if only for health and safety. "Hard hat rules Mcleaans builders" etc. with contact. Specially if they leave heavy equipment around for all those 10 year kids to play with!
Surely not waiting until the next figures.

The ground on the site is actually now being prepared for excavation work so it looks like building work will start to accelerate now. Having said that, it would make sense to say who the builder is at least! There are 3 other sites in the Kilsyth area where building work will take place for larger detached houses and it has been common knowledge for quite some time who is building there.

Management should get hung for the poor shareholder communications but shares reflect that and is way, way below fair value.

have lost over 50% of their value since you duped investors into

But we don't want to sell yet CatsWhiskas! Someone got 1.25p bid against the screen bid of 1.50p in that dog UVEL today....happens to small caps like FEI. They will quote you 0.02 under the bid in the absence of news. Though with UVEL down again on good news out today.

Anyone who has bought these shares might aswell write them off.You cant sell any so your investments are worth diddly squat.Seems to me like some kind of stitch up with EVO prepared to sell millions upon millions knowing they will never have to buy them back so effectively cleaning up.Another room service this one im afraid same broker as well.

I've got a shed load of these now but must admit that the management team here should get shot for the way that they have managed shareholders' expectations. That is more than reflected in the share price though at £1m market cap.

The only justification for keeping the price so low would be to facilitate a reverse takeover at some point which was an option for them. They will need to update the market before the end of March re results but in any case the demolition company is about finished on site and the construction work will begin soon.

Must be the only time i've known any construction project in the area with no details on builder or house prices etc. Would be easier getting blood out of a stone!!

Probably have at least 50 million to sell.

Overhang has hardly been touched in the last 2 months, there was
the odd day when chancer pump and dumped the hell out of it on 27
different financial bulletin boards but the mm's have got all that
stock back when she dumped and others ran out of patience !
