This brings my level of distrust on REITs and Investment Trusts to the point where I think it is pointless to be at the mercy of incompetency or more powerful interests. EPIC made a lot of sense from an investor perspective. And of course those who bought it knew it and laughed all the way. Do you think the board somehow will get compensated for their service to the buyers? The whole story concocted by the board is so lame and suspicious.... Same as you guys another blacklisted list of people for my next investments (as the triple point muppets from DGI9) On another note, if they are guaranteeing 70.21pence to be received but only giving 69 at the beginning and then the rest once they do admin. 14/12/2023 18:47 | The boys back at last from their very long jolly to confirm we have all been fleeced. Knight Frank did (or did not do) another internal valuation just for the hell of it as at 15 Dec to show NAV had rebounded back to 86p (probably). Property income was continuing to cover dividends, even now cash on deposit is earning more than debt interest. We have all been robbed by about 15p, we have all been evicted from an excellent 7% yield paid out monthly. Stringing it out for another month just means costs are eroding shareholder returns. An ugly example of the downside to investing when you get bullied in to a squeeze like this. We need to remember the names of the guys who architected this in case they pop up elsewhere. With the clarity of hindsight the decision to reinvest EPIC proceeds 6 weeks ago (at roughly 4% below par), rolling some in to AIRE and parking some in debt ITs pro tem, has been a smashing winner. Stonking gains in both, up 15% and 6% respectively, and yield better than here. Can't fault the logic of punters hanging on for a near-certain 3-4% over 3-4 months here though. | marktime1231 | |

26/10/2023 13:30 | Spooked by silence from the board (not in any rush to put themselves on the dole) and a far-fetched fear that a major shareholder might want to activate the "unless" clause, I am fully out today. Some in to AIRE and happy to sit in a little cash for a while and see what the markets do, any lost income offset by the platform paying out a bit of interest now. | marktime1231 |
