EI theres no deal and the richest part of the country is in lockdown tells me omens arent good but then market tends to go opposite way just i sense one my watchlist might come on the buy radar

Without confirmation of a deal by Monday morning,
coupled with the growing threat of further lockdowns, would expect
the sector to be hit again. The reverse applies on a deal announcement.

Some cyclicals look dangerous atm because they are pricing in a rapid, linear
recovery. The reality may look a little different.

Fair point, but the retail alone you'd think would make 90% challenging.

If rent collection staying the same, can assume NAV won't be much different from the recent c.94p.

BREI not the best yielder but deserves to be higher than here IMO.

Nice dividend increase. Not surprised collection rates are so good given the portfolio is 44% industrial and has no leisure/hotel assets and only 10% high street retail.

Industrial 44.1%
Offices 30%
Retail Warehouse 16%
Retail Standard 9.9%

HP, what rise are you expecting? I've penciled in a 25% increase (from current levels), maybe inching up again the following quarter. The reason I'm not expecting a return to previous dividend levels anytime soon was the comment in the AR (page 6) about the dividend not being covered. Covid has provided the opportunity for a reset, maybe?

Due a dividend announcement. I think its the Q1 dividend? Will be interesting to see if they increase it along same lines as SREI. I think they'll have to if they have to pay out 90%

BREI portfolio arguably slightly higher overall quality than SREI,

SREI has the benefit of both high net cash holdings,
coupled with the buy back.
