   ELY PROPERTY GROUP PLC / CREATIVE EDUCATION CORP PLC STRATEGIC PARTNERSHIP
          - Ely to roll-out Primary Steps nurseries brand in Ireland -

Ely Property Group Plc (AIM: ELY) the Dublin based investment property group,
today announces that it has entered into a strategic partnership with Creative
Education Corp Plc (AIM: CEC), a leading UK educational company, to develop up
to 25 of Creative Education's Primary Steps branded creches in Ireland over the
next 2-3 years.

The move will allow Ely Property Group to provide significant investment
property opportunities to Irish taxpayers wishing to take advantage of Section
63 of the Finance Act 2000 (Ireland) that permits investments in creches to be
offset against an individual's income tax. The tax break was introduced to
stimulate development in Ireland's currently under-serviced nursery market.

Philip Marley, Chief Executive Officer of Ely Property Group, commented:
"Creative Education has created a unique service through its Primary Steps brand
that delivers a consistently high level of professionalism and care for
pre-school children across its units. We believe their individualised, small
unit approach to creches is the right one for the Irish market. We anticipate
developing creches in residential, work-place - and school - environments."

Founded in 2000, Primary Steps is the UK's tenth largest nursery company
currently providing 1937 places across its 35 units.

David Alexander, CEO of Creative Education Corp, added:
"The expansion into the Irish market represents a significant step in our
business as we look to achieve our target of operating 70 highly individualised
educational units for young children over the next three years."

Marketing activity to identify the first sites in Ireland for development into
3000 square foot units has already begun.
