22/5/2015 17:14 | AEW UK reveals plans for a high income REIT (Property Week, 27/4/15) AEW UK is looking to raise £125m for a new Real Estate Investment Trust (REIT) that will target an exceptionally high dividend yield by focusing on small and high-yielding properties. In a prospectus published on Friday afternoon, AEW UK revealed that it would look to float the new company on 12 May on the main market of the London Stock Exchange. The target size of the issue is 125m shares which will be priced at £1 each. AEW UK also announced a placing programme of up to 250m shares, inclusive of the 125m shares for the initial issue which is scheduled to close on 6 May. AEW UK REIT will target a net dividend yield on the issue price of 8-9% - which is substantially higher than the vast majority of listed property companies. To achieve such a high payout, the company’s focus will be to invest in properties which have a value of between £5m and £15m, with initial yields of 8-10%. Borrowing will not exceed more than 25% of the gross asset value of properties acquired. The investment approach for the REIT is similar to that of the AEW UK Core Property Fund, which delivered a return of 22.1% in 2014, compared to 17.2% across the IPD All Balanced Funds Index. AEW UK is currently reviewing “attractive opportunities” with a combined value of about £100m for the new REIT. Current bid-offer 101.75-102.25 Website - Admission prospectus - Dividend policy - Whilst not forming part of the Company’s investment objective or investment policy the Company will, once fully invested, target a dividend yield of between 8 to 9 per cent. per annum on the Issue Price and target a total annual return, over the medium term, in excess of 12 per cent. on the Issue Price net of all fees. The Company intends to pay dividends on a quarterly basis with dividends declared in February, May, August and November in each year and paid within one month of being declared. The Company intends to declare its first interim dividend in November 2015 to be paid in December 2015.
