Letter to RNS

                                    AGM STATEMENT

We announced on 3rd June that we had exchanged contracts to sell a package of 31
of our poorest performing pubs for #2.6m; I am pleased to say that the sale has
now been completed and the pubs have been handed over.  Since the year end we
have acquired or agreed terms to acquire 6 pubs.

Current trading in our managed and tenanted pubs is in line with expectation;
both estates are showing sales growth over the same period last year, even
though we are trading fewer pubs.
