Interim Dividend

The UK Balanced Property Trust Limited today announces the second interim
dividend payment, for the financial year 2003/2004, to shareholders at 1.78125
pence per share paid on the following dates:

Ex-Dividend Date      - 15 October 2003

Record Date           - 17 October 2003

Pay Date              - 29 October 2003


This is the seventh quarterly dividend payment from the Trust which was launched
on the 20th March 2002.
