BRIXTON GETS DOUBLE IN HEMEL HEMPSTEAD

Brixton Estate plc (Brixton) has completed leases on the two unit new
development at its 300,000 sq ft Maylands Wood Estate, in Hemel Hempstead.
Units C1 and C2 comprising 22,098 sq ft and 20,861 sq ft have both been let to
Hutchison 3G (UK) Ltd (Hutchison), the mobile communications company, and will
be used as switch centres.

The leases are each for 25 years on an FRI basis with a tenant's break at the
end of the 20th year. The total rental is #322,300 per annum exclusive (#7.50
per sq ft) and 12 month rent free periods have been granted.

Hutchison join Cable and Wireless, Colo.com, Guardian iT, NTL, Mercury, TyCom
and Vodafone, as switch and data centre operators in Brixton's portfolio.

Brixton's letting agents were Insignia Richard Ellis and Lambert Smith
