In the interim results it showed NAV as vitually nothing. You could though add back the deficit from the interest rate swap of £38m.

They have then raised a net £52m from a rights issue.

In August they said there had been a further fall in asset value of 1.2% which knocks another £6m off.

This would give a net asset value of £84m. With 1062m shares in issue you get an NAV of 7.9p or 4.3p if you count the swaps.

IMO

Any other views ?

this definitely wants to go up: to my great relief...

I thought the share price would be depressed for weeks through the rights process.

strangely in the annual report it lists the tenant as secretary of state for the environment. its definately the dole office though!


i see that as a good thing though. towns and cities will always need job centres etc. I'd be worried if Wichford owned tax offices. they seem to be shutting down left right and centre.

Personally I don't think WICH looks particularly attractive at current levels. In fact I have gone short. Its now in line with sector and assuming a 10% or so increase in property values. They will have to churn a number of properties which will incur costs and hamper NAV growth going forward.

santori .....the 'nil paid' closed @ 5/5.20 which i think was the best of the day.
I believe the stock you refer to @ 11.25p are the New 'fully paid' ( 5p + 6p = 11p) This stock is also ex. a 3p dividend for those that bought the 'Old' stock prior to the 12th Aug... when they were about 25p ish

david, since the nil paid never traded below 9p, you did well to buy at 5p!

If you hurry, you can still pick up a few at 11.25p.

1 x 11.5p + (7 x 5p) = 46.5p. Ie + 37% today!!

Let's say you have bought at 38p. You then are buying 7 more @ 6p, ie 42p, thats 8 for 80p. On a good day that's an share price of 10. Will be depressed below that for a while by shorters, rights sellers etc.

matty, most that have wanted to buy have bought, no significant selling now because it goes ex on monday, i think that buying into the right's is the good bit, is it not?
