04/9/2009 16:22 | In the interim results it showed NAV as vitually nothing. You could though add back the deficit from the interest rate swap of £38m. They have then raised a net £52m from a rights issue. In August they said there had been a further fall in asset value of 1.2% which knocks another £6m off. This would give a net asset value of £84m. With 1062m shares in issue you get an NAV of 7.9p or 4.3p if you count the swaps. IMO Any other views ? | ossie56
04/9/2009 11:09 | ossie: what is the NAV pl? | das3
04/9/2009 11:02 | It seems to be priced well over NAV at present. | ossie56
04/9/2009 09:08 | this definitely wants to go up: to my great relief... I thought the share price would be depressed for weeks through the rights process. | das3
02/9/2009 15:59 | strangely in the annual report it lists the tenant as secretary of state for the environment. its definately the dole office though! i see that as a good thing though. towns and cities will always need job centres etc. I'd be worried if Wichford owned tax offices. they seem to be shutting down left right and centre. | mattyd
02/9/2009 15:38 | That's where i trust 'nickcduk' ends up if he keeps going 'short' Said in jest.!!!! | omerta
02/9/2009 14:57 | just looked at the property portfolio on the website. I own a part of my local dole office! | mattyd
02/9/2009 09:22 | Covered my short this morning. Will add again if it spikes up. | nickcduk
01/9/2009 19:28 | Personally I don't think WICH looks particularly attractive at current levels. In fact I have gone short. Its now in line with sector and assuming a 10% or so increase in property values. They will have to churn a number of properties which will incur costs and hamper NAV growth going forward. | nickcduk
01/9/2009 17:54 | santori .....the 'nil paid' closed @ 5/5.20 which i think was the best of the day. I believe the stock you refer to @ 11.25p are the New 'fully paid' ( 5p + 6p = 11p) This stock is also ex. a 3p dividend for those that bought the 'Old' stock prior to the 12th Aug... when they were about 25p ish | omerta
01/9/2009 17:40 | david, since the nil paid never traded below 9p, you did well to buy at 5p! If you hurry, you can still pick up a few at 11.25p. | utsushi
01/9/2009 16:52 | This is seriously good quality stock, lots of potential. Bought 100k nil paid @ 5p. | davidbennett
01/9/2009 14:12 | up she goes | whiterussians
01/9/2009 13:56 | rock solid tenants in the form of Her Maj fantastci price. I am in. | whiterussians
01/9/2009 09:30 | It is now - it's gone up a bit since I posted. Hopefully just the start of things to come. I will need 20p in the new form just to get back to square. | lord gnome
01/9/2009 09:28 | Surely this morning's value now = 46.5p! 1 x 11.5p + (7 x 5p) = 46.5p. Ie + 37% today!! | skyship
01/9/2009 08:43 | Very positive start in ex-rights mode. By my calculations, the old shares are +12% up on Friday's close. | lord gnome
01/9/2009 08:30 | nil paid rights ticker WICN. | das3
01/9/2009 08:19 | Let's say you have bought at 38p. You then are buying 7 more @ 6p, ie 42p, thats 8 for 80p. On a good day that's an share price of 10. Will be depressed below that for a while by shorters, rights sellers etc. | das3
01/9/2009 08:19 | Exactly - @9.75p the current Offer premium to rights issue price is 60% ! | masurenguy
01/9/2009 08:17 | gdasinv2, The 7 for 1 was at 6p! Price fall looks about right to me, although I don't hold and am not eyeing it as a short. | scburbs
01/9/2009 08:11 | The avg share price on 7 for 1 rights issue should be around 5p - trading at 9p - BAD - Shrotres are eyeing. What is actual avg sp? any 1 | gdasinv2
27/8/2009 14:22 | matty, most that have wanted to buy have bought, no significant selling now because it goes ex on monday, i think that buying into the right's is the good bit, is it not? Time to put back into the drawer, good luck. | utsushi
27/8/2009 13:49 | is the volume usually so low on this stock? | mattyd
