Posted at 28/2/2022 10:38 by zangdook I just wrote this on Kenny's pref board. Might as well put it here tooRAV generally bubbles around 30p, and now it's down 50%. RAVP, which is more secure (fwiw) generally bubbles around over £1, and now it's down substantially more than 50%. So anyone with RAV and thinking of holding on might be advised to switch. |
Posted at 03/11/2021 14:26 by gfrae Moscow rents are rising sharply. RAV is fully hedged with interest rate derivatives against rising Russian interest rates. NAV rising due to fall in Sterling and Euro against Rouble...probably 53p plus because of exchange rate alone. Replacement price of Russian warehouses significantly higher that Raven's valuations. Raven warehouses at 96% occupied and rents rising significantly. Russian economy doing well, the government has significant financial reserves. Rouble strengthening. For a change Raven is positioned the right way !These shares are at a massive discount to arising NAV. See RAVP chat. |

The shares have been weak for a while and that could have pushed up the yield. Raven invests in logistics assets, which have been boosted by the acceleration of the growth in online shopping during the pandemic, but also derives its rent in rubles and reports in sterling. This makes its results highly sensitive to a Russian economy and exchange rate which, in turn, is affected by movements in the oil price and economic sanctions imposed on Russia by the West |
