Companies don't set dividend policy based on current year expected cash profits. They look to the future and pay out what they think will be sustainable.
Anyone relying on an Edison report needs their bonse testing anyway as they're all paid for by the company to drum up investors.

Kenny, regardless of whether you call it a dividend or return of capital, it amounts to a benefit equal to the stated yield. ie if you tender your shares you get a slight premium on the share price and your shareholding as a proportion of the company remains the same. Those that don't tender also benefit by effectively increasing their share of the company as a proportion.
I think it is a very sensible and tax effective way of returning earnings to shareholders.
What we need now is for investors to have a look at the fundamentals of the company.
This is a warehouse company providing space for home deliveries, it is a beneficiary of the move direct deliveries that has been exacerbated by the Covid crisis. There is an upcoming float in New York of one of their customers.
They have 98% occupancy.
Russia is stable.
Russia has little foreign debt.
Russian consumers have relatively little personal debt and are still spending though much more online now.
Discount to NAV is ridiculous.....compare to WHR. These share should be trading at a premium to NAV they are in a growing sector.
The Invesco/RAVC overhang will sort itself out.

Now that the converts have been turned into ordinary plus pref I suspect there will be a bit of dumping of unwanted ords from income investors, situation is not totally terrible so there may be an opportunity to get some cheap ords ....I would be a 25p buyer

Well erstwhile perhaps the economic fundamentals in Russia are not so bad as here, which might provide hope. eg personal debt levels much lower meaning the the consumer may still have some firepower, also a shortage of warehouses I understand.
We need an update of the buyback and it would be helpful to have an update on how it has financed it and at what cost and in which currency. They have said that they were reducing their $ debt and replacing with Roubles, how much progress if any have they made ?
I suspect price has drifted due to absence of information with investors fearing a problem.

It does seem extraordinary that the directors should benefit from a low share price.Though I suppose you could argue that they have taken advantage of the low share price and negotiated a share buy back from a distressed seller(Low as in it is at a large discount to nav).
Yes, it is strange that they should benefit disproportionately to other shareholders, from the demise of Woodford and investors fear of investing in Russia, neither of which is as a result of any action by them.

Annoying to lose such a great founder investor and long term backer. But Woodford needs the cash so good opportunity to buy back which will be great for NAV per share of the remaining holders.Looks like Invesco have to sell some too, to avoid going over 30%.

I agree - it is all very strange. Seems to be some very keen buying over the last 3 months. I don't hold - only hold RAVP - but I wonder if there is a merger or takeover in the wind. In particular, the company is one of the biggest single owners of warehouse property in Russia and it would today be difficult to accumulate such a large portfolio of warehouse property - there are few sellers at current depressed prices.

The share price must be near NAV, when you take account of the foreign exchange loss in H2 2018 - that does not make sense to me.

All of the above is speculation as I am a retail investor with no particular knowledge to explain the share price movement in the last few months.

It could be something as trifling as Russian individuals buying on the Moscow exchange in order to, effectively, move money out of Russia. If so, that effect will eventually wear off and the share price could move back down.

Do your own research and do not take any action based upon this posting - which is pure speculation.
