The following amendment has been made to the Net Asset Value announcement 
released on 5/10/09 at 16.30 under RNS No 2625A. 
 
 
This replacement announcement includes the distribution declared on 30 September 
2009 of 3 pence per share, showing the price cum-div and ex-div, and the 
breakdown of assets in the third paragraph now matches the net asset value 
including the distribution payable. 
 
 
All other details remain unchanged.

Prospect Epicure J-REIT Value Fund PLC (Ticker PEJR) - Replacement 
 
Further to the statement made by the Company on 24th July 2009, the Company is 
now operating as a realisation fund and the Net Asset Value includes an estimate 
of liquidation costs and a provision for fees and expenses expected to be 
incurred in realising the assets. 
 
 
The Board of Prospect Epicure J-REIT Value Fund PLC ("the Fund") announces that 
the unaudited, undiluted cum-dividend net asset value per share on 
30 September 2009 was 10.03 pence. The ex dividend net asset value per share was 
7.03 pence. (A capital distribution of 3 pence per share was declared as of 30 
September 2009.) 
 
 
The Company's consolidated net assets of GBP9,209,950 include cash balances (net 
of the above-mentioned provisions but including dividends receivable) of 
GBP184,824 (equivalent to 0.14p per share) and investments of GBP9,025,126 
equivalent to 6.89p per share. 
 
 
All investments have been valued at closing trade price on 30 September 2009.
