                  KENMORE EUROPEAN INDUSTRIAL FUND COMPLETES 
                              SALE OF DUTCH ASSET 
 
Kenmore European Industrial Fund today announces that it has sold a warehouse 
asset at Saxa Gothstraat, in Boxmeer, Holland, to a local occupier, Kelders, for 
a total consideration of EUR1million. 
 
The property comprises four buildings totalling 45,273 sq ft (4,206 sq m), which 
date from the early 1990s.  The property is currently vacant and the sale price 
reflects a significant premium to valuation. Following the disposal, the KEIF 
Dutch portfolio occupancy rises to 100%. 
 
Boxmeer is located on the Dutch/German border in an area that is dominated by 
large-scale industrial occupiers and transport companies. 
 
 
Rob Brook, Managing Director of Kenmore Financial Services Limited, commented: 
 
"KEIF has enjoyed several years of rental income from this asset, leading up to 
the tenant's recent departure, and has subsequently been able to take advantage 
of the strong owner occupier demand in the region for this type of asset, 
selling at a premium to valuation."
