                           Acquisition of Stockbroker


The Board of Griffin Group is pleased to announce that it has agreed to acquire
Mosley Street Securities Limited ("Mosley"), a Member Firm of the London Stock
Exchange and authorised and regulated by the FSA.

The total consideration for the acquisition is #160,000 to be satisfied in cash
on completion and the acquisition is conditional on the grant by the FSA of its
approval for the change of control by no later than 3 September 2005. The vendor
has warranted that the net asset value of the Mosley group will at completion
not be lower than #100,000 including cash of no less than #91,000. Mosley has
not recently traded.

The Board of Grifffin see this as important to the development of its existing
FSA regulated activities in the UK
