            Preliminary Results for the year ended 31st December 1999

Directors Statement

The results for the year ended 31st December 1999 show that the portfolio of
publicly listed and unquoted company shares which were acquired as mentioned in
the Directors Statement for the year ended 31st December 1998 have performed
satisfactorily.

The dividend of 3.75% net per share due to Preference shareholders for the
period to 30th June 1999 was paid on 1st July 1999 and the dividend of 3.75% net
per share due to Preference shareholders for the period to 31st December 1999
was paid on 1st January 2000.

No dividend was declared in respect of the Company's Ordinary shares.

Copies of the 1999 Report and Accounts are available from the registered office.
