Owners Hines Global REIT and Moorfield appointed Colliers, along with GVA, after working closely with the agent on the acquisition of the Brindleyplace estate last year. The move comes after the owners said that it was an active investment and it would be reviewing the management of the estate. 29/12/2010 07:30 | Agree - there's been a fair old bit of dilution so not hoping for 220p even in my most optimistic moods :-) I do like the fact there's been a change in CEO recently, Co's that perform badly over a long time rarely improve well unless there are board changes. It looks to me that FirstService Real Estate Advisors who took 29% of the co in a refinancing a year ago are now putting the pressure on for a return imo. the fudraising they had a year ago was at 20p a share since then the share price has slid up till now. David Izzet (the previous CEO) moving aside for a new CEO looks like a good catalyst for recovery imo. The fact there's director buying in size adds to good indicators imo. A lot of commercial property starting to recover and activity picking up and investors shunning property investments to a large extent all look interesting imo. CR | cockneyrebel | |

But with the directors buying meaningful amounts of shares here just before the trading statement in Jan that looks rather positive imo. If the statement was going to be poor then I think they'd have bought after the statement. They are also expected to do £3.8m pbt in H2 this year. If that's the case then the £5.7m pbt expectations for the year ahead look like they could be beat by some way. But even if they only meet forecasts for the coming year they are trading on a fwd PE of 5.4 @ a share price of 20p. That is very cheap for what would be a recovery stock without these beating forecasts. I think I sold a load of these at over 220p so there's that marker to know what they could return to in time. Personally I think most investors, like myself have got bored with waiting for the recovery - hence the recent seller. But that's usually the time to be buying when the last bulls are bored imo. Yep, I doubt these are going to be singing from the rafters going forward for some time. But you have to look at the valuation and even a modest recovery to that £3.8m pbt they look like doing in H2 could mean £8m pbt in the coming year quite easily when they look cheap just based on the £5.7m forecast profits imo. But always got to remember it's a penny share, it's AIM and it's not clear sailing for any property co's as yet so there's risk there too. CR | cockneyrebel | |

23/12/2010 17:30 | Well done - I managed 80K. They made a loss of £3.3m pre-tax loss in H1 after exceptionals. They are forecast to make £500k pbt for the year. If they come in in-line (and you would think so with directors buying here just prior to the year end) then they will have made £3.8m pbt in H2. Makes the £5.7m pbt for the year ahead and 3.7p eps forecast look very easily do-able imo, looks like they could do 50% or more than forecast on those numbers imo.
