Announcement begins



The Directors of Britannic UK Income Trust PLC regret to announce that they are
unable to declare the interim dividend of 0.5833p per Guaranteed Income Share
payable in respect of the period to 10 December 2003 (payable on 12 January 2004
to Guaranteed Income Shareholders on the register on 5 January 2004 - ex
dividend date 31 December 2003) due to the fact that the Trust does not have
sufficient distributable reserves.  Accordingly, pursuant to the Guarantee,
Britannic Investment Managers Limited will make the payment due to the
Guaranteed Income Shareholders on 12 January 2004.
