@gs - no.

Note both are changing name. CT Property Trust Ltd for BREI; Balanced Commercial Property Trust Limited for BCPT (don't mention St Chris's).

BREI & BCPT my no.1 & no.2. UKCM, SREI, EBOX after that, but I think I'll be all "REIT" with them all. Real assets in an inflationary environment.

A useful 5% bounce since making a small top-up at 85.55p last week. Hopefully we can make it back into the 90s whilst we wait to see what VIP has in store for us...if anything! We're still at a 30% NAV discount.

Alan i concur and the discount is now one of the biggest amongst the more credible REITs and seems odd why they have been pushed down more than their peer group over last month but as you say make hay why the sun shines!

Market has caught up today, almost everything down now. Still, gave me a nice opportunity to top up ASLI at 100.6 and couldn't resist a few more BREI at just a touch under 87.3 - 32% discount on my calculation!

MCKAY ACQUISITION

We completed the acquisition of McKay Securities PLC on 6 May 2022 for a total consideration of GBP265.7m, comprising GBP191.1m in cash and 10.5m Workspace shares, and GBP7.5m transaction costs, representing a 14% discount to NTA acquired (after seller's transaction costs) of GBP310.3m.

The acquisition comprises 31 assets, with a value as at 31 March 2022 of GBP495m. A third of the portfolio (by value) are London office buildings, which lend themselves well to our model and are in areas which are complementary to our existing portfolio. A further third of the portfolio are quality office buildings in the South-East, which are well let but provide a good opportunity to selectively test demand for our offering and expand our total addressable market. The remaining third of the portfolio are South-East light industrial assets.

Problem with BREI is that they have a very low percentage of their shares in declared holdings, just 12.9% in the last annual report. By comparison, most of the other REITs I've looked at are 30%- 50% so it's difficult to track whose selling as only Aviva and Schroders had notifiable holdings (now joined by VIP).

Also, the recent managerial changes look to have caught them on the hop. Presumably, Peter Lowe has been headhunted and his replacement is the deputy manager at BCPT. I don't see why that meant that the chairman should stay as he wouldn't be dealing with day to day issues. Perhaps the director who has also resigned was going to be appointed but has gone to Schroders instead.

Thanks speedsgh. Sorry I should have said in my post that I had looked at the recent results, trading updates etc before asking the question and I couldn't find anything either. Thanks again for taking the time to look and respond.

I have left a couple of orders in at 88p, if I get them great but if I don't then I am happy to retain a good amount of cash presently.

Gary - I have been through the website and the latest results announcements/annual report and I can't find any info published on this. I suspect the % with index linked rents is relatively low here.
