Monmouth Capital Corporation Reports Year-End Earnings 


FREEHOLD, N.J., March 11  /PRNewswire-FirstCall/ -- Monmouth Capital
Corporation (NASDAQ:MONM) reported a net income of $1,237,000 or $.37 a share
for the year ended December 31, 2004, as compared to $1,283,000 or $.45 a share
for the year ended December 31, 2003.

A summary of significant financial information for the years ended December 31,
2004 and December 31, 2003 is as follows:
