Average earners discretionary income is being decimated ... I'd say 15 p fair value till we get some clarity on world events , on the plus side xpf has a solid shareholder base so I doubt we'll see tragic reduction in price

Visited the development in Ipswich yesterday. Builders let me pop my head in the bar. Even they were excited. The guy said I’m from Newcastle but can’t wait to visit it…that’s 300 miles away lol


It’s larger than I expected and looks awesome from what I can see. A cool American style bar in the middle surrounded by bar stools. Games around the outside. The Ipswich Council wanted to attract people back into the town so they’ve put a Boom in the main shopping precinct and some really nice restaurants around it. It’s prime space, probably the best in the town, with cheap parking . The incentive was a low lease cost over a number of years so this site should make hay for a number of years, that’s what I love about this company. So Boom are being used as a hook to get shoppers in. Amazed to see its opening times are generally mid to late morning til 2am…The management are clearly doing an amazing sales job, let’s hope it lives up to the hype. All the kids and teenagers taking about it, trying to book up birthdays and parties but you can’t at present.

Totally agree the market has misjudged this business. Rather than being a hospitality business that suffered during the pandemic they have taken advantage of the situation. and have grown rapidly with clearly more to come. There will continue to be worries about war, interest rates and inflation but bit by bit the fundamentals of this business will show through

This superbly run little Company has been harshly treated by the Market which seems to be oblivious to the extraordinary opportunity afforded by the realignment of retail property in the UK. To be up by over 100% on 2019 figures speaks volumes. The acquisition of Boom is genius. By my guestimates XPF will be making EBITDA of mid to high teens (millions) next year which puts them on sub 3x. A quality business like this, with these growth prospect should be trading at 25x to 30x IMHO
