Extension of Delta Facility and Sale of St Cloud

Wichford P.L.C., the property investment company, today announces the extension of the Delta facility and completion of the St Cloud sale.

Extension of Delta Facility

The Company has finalised the extension of its £114.6m facility for a further 2 year period. The maturity date has been extended to October 2012. All other terms of the facility remain unchanged including the total interest cost of 5.73%. The Company has now successfully extended all 3 of its UK debt facilities totaling £360.3m. The weighted average interest rate of the UK debt facilities is now 5.36%.

Sale of St Cloud

Further to the announcement in the latest Interim Management Statement, the Company has now completed the sale of St Cloud for €6.13m. The sales price is 3.1% ahead of the latest valuation in local currency terms. The property was the Company's only French asset and the sale will simplify the Group's property portfolio and corporate structure. The proceeds will be used to recycle capital back into the UK portfolio.

Philippe de Nicolay, Non-executive Chairman of Wichford P.L.C. commented today: "I am very pleased that, as anticipated, the Company has now successfully extended all three of its UK debt facilities, which is the culmination of a significant amount of hard work following last year's Rights Issue. The Company is now on a much stronger footing having secured its medium term funding position."

A very small initial trade but 8.75p is the highest Buying price for WICH over the past 2 weeks, after the price was marked up 7% before the open !

Interim Statement.....

All looks very encouraging and dividends in March in line with
expectations. Looks like all the loans have got cheaper interest
rates and are steady for a couple of years.
Decent rent increases already agreed and a nice 24million quid
in the bank.

What more could we ask for?

There is something driving the price upwards and it has to be pending good news, with nothing declared by the company some information must be leaking out of the back door?
