Dividends reinstated. The Group announced it intends to pay a final dividend for FY 2020, having suspended the interim dividend. This will be at the Group’s ongoing policy of 2.0x cover and will apply to underlying earnings for the whole of FY 2020E.

They intend to pay a dividend but presumably not until February, as in previous years. Still, as it's a full year dividend presumably it'll allow for the interim having been missed so we won't lose out.

The cladding costs are a one off and not necessarily the main challenge for WJ. It’s worth looking ahead. Normally by now they would have confirmed by RNS a number of high profile forward sale deals into 22/23 23/24. The silence is ominous. The fact that their institutional investors are likely to be very nervous about investing more while rental occupancy hovers at around the 60% mark is going to be much more critical. This is a project business without automatic recurring revenue - not a subscription one - so forward sales are a health check kpi on the business. Student Accommodation makes up the vast majority of the its income and profit not build to rent. The Student development model worked well before as it had a superb leading management platform in Fresh providing an end to end service which was attractive to clients. Is the Build to Rent platform super standard yet ?

johnthespacer: 12 - 15 million was a very provisional guess in May, which was going to depend on ongoing discussions, a more accurate estimate was going to be made at this year end. "The full cost to the Group, as previously announced, could be in the range of GBP12 million - GBP15 million over the next two years, but the final number will depend on the outcome of ongoing discussions with property owners. Accordingly, a non-underlying provision for these costs is likely to be made at this year-end." Since WJG was not legally responsible for the cost of replacing the cladding I was hoping the final estimate might be lower in the range. Despite the building sites being closed for a while, and some concern about as many students attending universities, and concern about cladding costs, the share price has really been hammered for such a well run low capital company. Clarification on cladding costs would be welcome.

Empire Student Property has issued a trading update. They have 60% occupancy, with another 10% due to arrive by January. They usually have a third each from UK, China and other internationals, this year it is 39% UK, 29% China and 32% other internationals. They continue not paying a dividend.

Tudes, I agree totally. It's a well run company, just out of favour due to the Covid scare factor, but students still need accomodation and the overseas ones demand decent rooms, not available generally in traditional "digs". I have a substantial holding and will add at this level as cash becomes available.

Sentiment at rock bottom I'd say but that makes it start to look very interesting imo. WJG 2-3 years forward sold so unless you think covid is going to still be impacting universities need to create new / refurbish old accommodation in 2 yrs time then I think risk/reward looks attractive here with a medium term timeframe. Given their strategic shift to BTR as well then I'd say it all starts to look far from gloomy.

Not looking good for student housing at the moment with COVIS present. Labour asking for students to return home over Xmas, lockdowns in many Unis, its all a bit worrying short and medium term at the moment.
